Rent is due on the first of each month. Methods of payment we accept include: personal check, cashier’s check, money order, or bank account (through our online PropertyWare portal). If you are mailing your payment, please allow 2-3 days for delivery.
Payments received after the 3rd of the month will be subject to a late payment penalty.

Tenants who wish to pay electronically can do so through PropertyWare. Setting up an account is easy and only takes a few minutes.
If you have a maintenance issue to report, please submit a request through PropertyWare or contact our office at: 805-937-9900. If you have an after-hours maintenance emergency, please call us at 805-863-4952 and leave a message. Someone will return your call right away.
Tenants understand that if a property is equipped with any non-fixed inset appliances (ie: Refrigerator, Washer, Dryer, etc), these are there for their CONVENIENCE ONLY and No Warranty is implied or given by either PM or the Owner. The tenant still has to report the problem to the office.
